Can a landlord use zipform to make lease agreement not realtor

Can a landlord use zipform to make lease agreement? (not realtor)?

I know only realtor can sign up for zipform, but if I have a friend whose a realtor and he helps me to make the lease agreement with zipform, can it be used? Because I saw the "Realtor" sign and Realtor Association thing, I'm not sure if a landlord who is not realtor can still use it or not?
