Good question. A loan just closed today and the agent made 35K. I really dont know seriously. I know thats not what you wanted to hear. But for the most part they dont do a damn thing. They normally just mess it up.
We look at the loan and say okay real estate agent, just get the hell out of the way. You are an idiot. I have to fix everything you just lied about.

For the legal aspects. Writing a legal offer, making sure all rights of both parties are taken care of (building inspection, loan approval within time limits, title search and insurance) and as go between for buyer and seller. ~
